Gone are the days of one full service listing plan serving all sellers needs. There are some things from the old way of listing and selling a home that are still relevant and some are not.

Let’s cover what still works.
1. Entry of the property into the MLS system or systems. This data now feeds the websites covered in the “Internet Marketing” page above. I would recommend that you read that page before you continue with this page.

2. Yard sign. The sign can now contain ways to receive home information to your smart phone or computer via single property websites and/or text or QR codes.

3. MLS Supra LockBox. This is still an important tool to allow cooperating agents secure entry to your home and provide detailed information on the day, date, time and agent information of the showing.

Now, let’s talk about what does not work in today’s market.
1. Newspaper print ads. Your home already appears on most local newspapers websites through the MLS data feed explained in the “Internet Marketing” page above.

2. Open Houses. These look great on HGTV! The only problem is that those shows are filmed in a market with pent up demand that usually occurs in a good real estate market where there are more buyers than sellers. Most home buyers are using the internet search sites to sign up and receive notification on new listings that meet their requirements. This is the electronic way of driving through a neighborhood looking for new for sale signs.

3. Agent caravans and luncheons. This is obsolete because of the size and scope of the greater Atlanta market. There are about 60,000 listings and 30,000 agents so there is no possible way to get enough agents through your home to make a difference. The luncheons just feed unproductive agents with nothing else to do.

Find The Right Plan For Your Situation


1. Full service, full commission is still available for those sellers that want complete full service for a normal sale or need assistance for a short sale. The commission for selling a short sale is normally paid by the bank. To qualify for the traditional full service, full commission listing, you must answer “YES” to the following four questions.

(1) Do you have sincere desire to sell your home?

(2) Are you willing to price it competitively to sell in reasonable length of time?

(3) Are you willing to prepare and stage the housefor showing and keep it that way during the marketing process? We will help you “stage” your home for showing.

(4) Are you willing to make your home available for showing with a MLS Supra lockbox installed for agents to show your home at reasonable times?

If you are not able to make the above commitment or you just want to save money on the listing of your home we now have the option of our Flat Fee MLS Service. This is a menu of services that you can select from to receive the level of service that you desire that also meets your financial situation.

1. Full Service. $299 up front and 1% at closing

2. For Sale By Owner service. $299 up front and $499 at closing.

3. Builder/Investor service. This a negotiated service to meet your needs.
